South Shore Habitat for Humanity (http://sshabitat.org), which has delivered quality housing in partnership with families in need for over 32 years, has announced a new construction project on Whiting Street in Hingham. In collaboration with the Affordable Housing Trust and the Town of Hingham, South Shore Habitat for Humanity has started the permitting process for up to two single-family affordable homes. Construction is anticipated to begin in the spring of 2020.
“There is such a need for affordable housing in the Town of Hingham and we are so thrilled to be partnering with the community to make affordable homeownership possibilities available for low-income families in need,” said Martine Taylor, Executive Director at South Shore Habitat for Humanity.
Should our comprehensive permit be approved by the Town of Hingham, our single family homes have 3 bedrooms and 1.5 baths, with approximately 1,300 square feet of living space. Both homes will have a perpetual deed restriction, maintaining their affordability status.
“We do not give the homes away,” Taylor explained. “The Family Partners purchase the homes through affordable mortgage financing from SSHH and are required to complete ‘500 sweat equity’ hours by working alongside volunteers to build their homes.”
“While most of us have the great fortune to live in decent, stable housing,” Taylor continued, “for many, the high cost of rent is forcing families to pay more than 50% of their annual income on housing. As a result, families are sacrificing basic life necessities like food and healthcare to keep a roof over their heads.”
A Habitat home gives a family the opportunity to become homeowners by purchasing the home well below the market price with affordable mortgage financing, keeping the housing costs at or below 30% of their annual income. This savings enables homeowners to have reduced housing costs and opportunities to have increased financial stability.
As a nonprofit organization, South Shore Habitat for Humanity relies on volunteers to build these homes. It is estimated that it takes between 500 to 800 individuals and approximately $250,000 to build each home. Through generous donations both financial and in-kind from individuals and corporations, we are able to offset the cost of construction. These critical donations help keep the homes truly affordable.
